Boston and New York, Houghton, Mifflin, and Company, 1902. First Edition. In two volumes. Volume I has right corner of fep cut off at angle purposely. Frontispiece profile of Charles Eliot with tissue guard facing title page. Dedication page followed by Table of Contents, that followed by a list of Full Page Illustrations (64 plus Boston maps in pockets in back covers) and then a list of Illustrations in the text (47). All that comprises pages i-xxiv, followed by 350pp in volume I, and Vol II numbered from 351-770. Vol II has prior owner's signature and penciled notes on second fep, first fep has been removed from the book. Books are covered in green cloth with gilt titles on cover and spine. Top edges gilt, foredge and bottom edges rough. Top and bottoms of spines rubbed, corners bumped. Lightly soiled covers with small hole in cloth at bottom of front cover of Vol II. Bindings are very tight and solid, and both volumes internally are very clean. The only writiing I found within the text is in pencil and it is the name "Repton", which of course refers to Humphrey Repton himself the author of The Art of Landscape Gardening. Colophon in Vol II.
